  1. PETS
    We may consider guests with a well behaved pet but please contact us BEFORE booking. We reserve the right to refuse guests who arrive with an unauthorised pet(s). Please click here to contact us.

  2. NUMBER OF GUESTS
    The maximum number of guests is 6, and this number should not be exceeded. We reserve the right to ask the entire group to leave the property immediately with no refund of the rental sum paid if this number is exceeded. The parking of caravans, camper vans or the erection of tents is not permitted.

  3. DISABLED ACCESS

    The property is an old French house, and as a result has the following:
    (a) steps and upward sloping path leading to the only external door
    (b) steps in the back garden leading to the lawn and patio
    (c) an internal staircase between floors
    As a consequence of the above, the property may not meet the needs of people with limited mobility or wheelchair users. Please enquire before booking if you require any further information.

  4. HEATING

    Please be aware that there is no central heating provided at the property. A small number of electric heaters will be available to guests during low season.

  5. PAYMENTS
    With regard to payments, it is very important that you also read the CANCELLATION BY YOU, CANCELLATION BY US and BREAKAGE/DAMAGE DEPOSIT sections below.

    Your holiday rental booking will comprise of the following payments:
    (a) An initial holding deposit of 25% of the rental cost is required to make the booking and reserve the dates.
    (b) The remaining balance (ie, the full cost of the holiday rental minus the initial holding deposit) must be paid no later than 8 weeks prior to your rental start date. If we do not receive payment in full, and on time, then we reserve the right to treat the holiday rental as cancelled by you and for your initial deposit to be forfeited. We also reserve the right to re-market the holiday rental for the dates you initially booked
    (c) Please note that if the booking is made less than 8 weeks before your rental start date then we will require payment in full including the refundable Breakage/Damage Deposit.
    (d) A refundable Breakage/Damage Deposit of £150 is required.

  6. BOOKING PROCESS

    1. Please read all of our other Terms & Conditions on this page.

    2. Check that the dates you would like the property are available by submitting the form on the Check Availability page.

    3. We will contact you to let you know if the dates are available or not. If the dates are available we will register your interest, but you are not under any obligation to proceed with the booking. Please be aware however that you have NOT reserved the dates at this point.

    4. We will ask you for an initial non-refundable holding deposit of 25% of the rental cost, and provide you with details of how to pay.

    5. If you are booking less than 8 weeks before the start date of your rental period then we will require payment in full including the refundable Breakage/Damage Deposit of £150.

    6. We will confirm the booking by email upon receipt of the initial holding deposit plus any other required payments.

    7. We reserve the right to refuse any booking prior to the email booking confirmation being sent to you - in this circumstance any monies already paid will be returned to you in full.

    8. Bookings are taken on a first come first served basis (ie, receipt of the initial holding deposit/any other required payments).


  7. TRAVEL,PERSONAL & CANCELLATION INSURANCE
    We strongly recommend that all of our guests take out insurance to cover travel, personal liability and cancellation losses.

  8. CANCELLATION BY YOU
    (a) Cancelling more than 8 weeks before your rental start date: The initial holding deposit is NOT refundable. You are not liable for paying the remaining balance (or the Breakage/Damage Deposit). If the remaining balance has already been paid this will be returned to you in full. If the Breakage/Damage deposit has already been paid this will be returned to you in full.

    (b) Cancelling with 8 weeks or less before your rental start date: The initial holding deposit is NOT refundable. The remaining balance you have paid will NOT be refunded. However, we will make every effort to re-market the property again for the rental period you booked. If we successfully let the property for the rental period you booked then we will refund your remaining balance (less any costs incurred with re-letting the property). The Breakage/Damage Deposit will be returned to you in all instances.

  9. CANCELLATION BY US
    It is very unlikely that we will have to make any changes to confirmed arrangements. However if for any reason, beyond our control, that we are unable to provide the property we will cancel the booking and refund all monies paid in full.

  10. BREAKAGE/DAMAGE DEPOSIT
    A refundable Breakage/Damage Deposit of £150 is required for all bookings. This has to be paid at the same time as the full remaining balance is paid (ie, no later than 8 weeks before the start of the rental period).

    Any breakages, damage, excessive cleaning or outstanding bills will be deducted from the Breakage/Damage Deposit. The Breakage/Damage Deposit, less any deductions, will be returned to you after the end of the rental period. If the cost of any breakages, damage, cleaning or outstanding bills exceed the Breakage/Damage Deposit then you will be liable to pay the difference.

    On arrival at the property, please check for any pre-existing damage or breakages. If any are found (including parasols, sun loungers & garden furniture) then please notify us immediately. Failure to do so may result in you being charged for these at the end of your stay.

  11. YOUR BELONGINGS
    Personal belongings and baggage are at your own risk at all times.

  12. VEHICLES
    There is no dedicated parking at the property. No responsibility can be accepted for any loss or damage to any vehicle or its contents.

  13. CLEANING
    We request that you leave the property in a good state of cleanliness and that you dispose of any rubbish and bottles. Failure to do so will result in a supplementary cleaning charge of £30.00 per hour which will be deducted from your Breakage/Damage Deposit.

  14. DISTURBANCES
    We cannot be held responsible for noise or disturbance originating beyond the boundaries of the property and which is beyond our control.

  15. INTERNET ACCESS
    There is WIFI in the property for occasional holiday use and this generally performs well - however we can give no guarantees for its performance and availability.

  16. SMOKING POLICY
    Guests may smoke in the garden and patio area, but not inside the house.
